Not Legal Advice

The short answer

Dahlonega Closing Guide is general education about Georgia real estate closings. It is not legal advice, it does not create an attorney-client relationship, and it is published by a real estate brokerage, not a law firm. Statutes, fees and forms change. For advice about your contract, your title or your taxes, ask a Georgia attorney or a tax professional.

Education, not advice

Every page on this site explains how Georgia closings generally work and links the law or office behind each rule. None of it is advice about your situation. Reading it does not make anyone your lawyer.

Not a law firm and not a referral service

The site is published by Gold Peach Realty, a real estate brokerage. We do not practice law, we do not recommend or refer anyone to a lawyer, and no law firm pays to appear here. Where a page names local firms, it is to show where the information came from, not to endorse them.

The tools

The closing-cost estimator, the date planner, the checklist and the “who answers this?” guide are planning aids. The estimator computes Georgia’s statutory taxes from the rates printed beside it and adds only the quotes you type in. Your Closing Disclosure and your closing attorney’s settlement statement are the numbers that count.

Check before you rely on it

Laws, fees and forms change. Each fact shows the date we checked it. Before you act, confirm with your closing attorney or the office we link.

Education, not legal advice. Statutes, fees and forms change; every rule on this page links to the law or office that sets it. Your closing attorney and your contract decide what applies to your closing.

Get the contract right before the closing table.

Gold Peach Realty is the North Georgia brokerage behind this guide. Our agents write and negotiate the purchase contract, track the due-diligence and closing dates, and coordinate with the closing attorney, the lender and the other side until the deed is recorded. We are real estate agents, not lawyers: legal questions go to a Georgia attorney.
