Who publishes this guide
Dahlonega Closing Guide is published by Gold Peach Realty, a real estate brokerage serving North Georgia. We are real estate agents. We are not lawyers, this is not a law firm, and nothing here is legal advice. We are not affiliated with Lumpkin County, the Clerk of Superior Court, the State Bar of Georgia or any law firm, and we do not refer anyone to a lawyer.
Why a closing guide
A Georgia home sale is closed by a Georgia attorney, and most buyers and sellers meet that attorney for the first time at the closing table. This guide explains the steps, the government charges and the paperwork in plain language, so you know what to ask and what to bring before the day arrives.
How we source
- Rates and deadlines come from the law that sets them: the Official Code of Georgia, the Georgia Department of Revenue, the Consumer Financial Protection Bureau and the IRS.
- County details come from Lumpkin County’s own offices: the Clerk of Superior Court, the Tax Commissioner and the Tax Assessors.
- Each fact shows its source and the date we last checked it. Pages show a “last checked” date.
- Where no official source publishes a figure, such as what a closing attorney charges, we say so instead of guessing. The estimator asks for your own quotes.
What we will not tell you
We do not recommend a closing attorney, quote a fee for one, or say who pays a cost in your deal: your contract decides that, and your closing attorney applies it. We do not interpret your contract, your title or your tax position.
Who writes it
The Dahlonega Closing Guide Editorial Team. AI tools help us draft; people check every fact before it publishes. We do not publish invented author names, testimonials or statistics.

Education, not legal advice. Statutes, fees and forms change; every rule on this page links to the law or office that sets it. Your closing attorney and your contract decide what applies to your closing.
